The Challenge

Located in the Historic West End District of Dallas, the Luminary is a beacon for companies who value innovation and top-flight amenities. Crescent Real Estate worked with architects at Corgan Associates to set a new bar for the District by offering sustainability, amazing views, and enhanced comfort and well-being for building occupants. Top priorities included ensuring ample daylight, glare control, and thermal comfort.

Our goal is to develop a best-in-class workspace that will serve as a key landmark in the West End Historic District. SageGlass’ high-tech solar control solution is well aligned with the innovative spirit of the neighborhood and will help create a dynamic environment that attracts top talent.

The Luminary

The Solution

The Luminary chose smart glass for the West End’s tallest and most innovative new office building. SageGlass LightZone® was selected to optimize daylight, outdoor views, and occupant comfort. LightZone® has three distinct zones within a single pane of glass that can tint independently to let in exactly the right amount of daylight where it’s wanted, when it’s needed. By reducing reliance on artificial lighting and minimizing heat gain, SageGlass also contributes to energy savings over time.

 

The Benefits

SageGlass does more than just optimize daylight, increase comfort, and improve energy efficiency at the Luminary. In a time when building technologies are advancing rapidly, Crescent realized that embracing smart glass would give them an edge. By positioning smart glass as a marketable amenity, Crescent now has more interested tenants vying for space at The Luminary than they do available units. That’s a good problem to have.
